South Lanarkshire Council – RAAC Removal and Roof Replacement, Forrest Place

Project Overview

Ailsa Building Contractors successfully completed a specialist RAAC (Reinforced Autoclaved Aerated Concrete) removal and complete roof replacement project for South Lanarkshire Council in Crossford, Carluke. This technically complex project required expert coordination of asbestos removal, structural demolition, and the installation of modern, highly insulated roofing systems.

Project Challenge

The project involved three identical terraced properties built circa 1970, featuring mono-pitch roofs constructed with RAAC slabs overlaid with asbestos-containing bitumen coverings. These uninsulated roofs required complete removal and replacement with a modern, energy-efficient roofing system whilst ensuring minimal disruption to residents and neighbouring occupied properties.

Working in close partnership with Sika as the system supplier, this project showcased our ability to deliver specialist roofing solutions to the highest technical standards. The collaboration ensured the installation of a premium insulated roofing system designed to provide decades of reliable performance.

Scope of Works

Demolition and Asbestos Removal

Safe removal of asbestos-containing bitumen roof coverings by licensed operatives
Careful removal of RAAC slabs in accordance with detailed method statements and risk assessments
Complete clearance and safe disposal of all hazardous materials

Structural Works

Formation of temporary external access points to roof spaces
Masonry infill and render repairs to parapet walls
Installation of 18mm plywood decking on existing timber rafters

S-VAP 5000E self-adhering vapour barrier

Internal Works

12.5mm plasterboard installation to underside of rafters in loft spaces for safety and finish

Ancillary Works

Temporary removal and reinstatement of TV aerials, satellite dishes, and cables
Coordination with BT for cable removal and reinstatement
Protection of pedestrian access throughout works

Resident Care and Safety

The project required careful planning to manage the safety of residents during RAAC removal works. Each property’s residents were temporarily relocated during the day for approximately two days while RAAC slabs were removed, with safe evening returns arranged. Throughout the project, access was maintained for residents of neighbouring occupied properties within the terrace.

Technical Achievement

This project demonstrates Ailsa’s capability to manage highly specialist and technically demanding works, combining licensed asbestos removal, structural demolition of hazardous materials, and the installation of premium roofing systems. The result is a dramatic improvement in thermal performance, achieving modern building standards whilst ensuring complete safety for residents and operatives.
